Fix it and sell it?

We have all seen shows like flip this house, love it or list it, and quite a few other shows on TV, but those shows are reality for us.

In many cases we run across customers who need to sell their homes, but the home is in pretty bad condition from lack of maintenance over the years. For some people this can be overwhelming and they just want to throw in the towel and sell it for whatever they can get out of it. Many real estate agents will just list your home in its current conditions and try to sell it with hopes someone will want to buy it and fix it up.

I see that as a bad idea, and not the best way to get the most return for your money. I can either guide you in what needs to be done to you home, or if you do not have the means to make the repairs, I will pay for them upfront until we can get you home sold.

What should I do to get my home ready to sell?

The first step to get your home ready to sell is to develop a plan. I will come out and take a look and your home and give you a straight forward and honest opinion of your homes condition and value. If you want a true answer on your homes value and condition, I will give it to you. It may not be what you want to hear, but it will be what you need to hear if you want the most money from your home.

In some cases it could be as simple as an easy pressure washing, and some mulch to get your curb appeal back. As you can see below an old dirty driveway doesn’t give the same curb appeal as a new clean driveway or home exterior. We have our own pressure washing rigs, dump trailer and moving trailers to aid in the process.

If the outside looks dirty, customer tend to think the home has not been maintained and it will need more work. You have one chance to make a first impression, and a dirty home does not want to be the first impression. Immediately they see money coming off of the sales price.

What if I need extensive repairs on my home?

I have some across homes that were in very very bad shape, where walls were completely rotted away. I have seen homes where the kitchen was from the 1960’s when people smoked like chimneys. The walls, ceilings, cabinets were all the beautiful smokey brown… and smelled amazing (Not really). In this case we completely gutted the kitchen and repainted the inside of the house and replaced the flooring. We also made some exterior repairs. This took a house that was valued in the $50K range and sold for $166,000 with about $50,000 put into the home. The seller more than doubled what their proceeds would have been.

What is expected from me?

If you are ready willing and able, we will request your help in getting your home ready to sell if you are still living in the home. We will need some sweat equity and favors called in from your friends and family (just like the TV shows). If you are willing to put in a little time and work we are ready to help you get the most from your home sale. Remember the more we can coach you to do, the more money you can make from the sale. If the home is already vacant we can usually just send our contractors into get to work.

How do you get paid back?

When I put money into your home we will have a contract stating any money put into the home by me will be paid back at closing. I will also be the agent who sells your home and my commission will be paid from the proceeds of the sale as well. We will have you home listed until it sells, and you will not need any money out of your pocket to pay my brokerage or the selling agents brokerage.
